What is a 4-Point Inspection?

A 4-Point Inspection is a limited, visual evaluation of four major systems: Roof, Electrical, Plumbing, and HVAC. It is commonly requested by insurance companies (especially on older homes) to help underwriting decide if they want to insure the property.

It is performed for insurance underwriting purposes only and is not a substitute for a full home inspection.

Who usually needs this?

  • Homeowners buying a new policy on an older home
  • Policy renewals where underwriting requests updated condition info
  • Homes with older roof coverings, older panels, or older mechanicals
  • Anyone whose agent says: “We need a 4-Point and photos”
Pro tip: Send me whatever form your insurer uses. If they do not have one, I will provide a clear report format that underwriters can actually digest.

What I evaluate (the 4 points)

This is a visual, non-invasive inspection focused on common insurance risk flags. I document what I can see, take clear photos, and keep the language neutral and defensible.

How it works

  1. Book it Choose standalone or bundle with a full inspection.
  2. Send insurer requirements If your agent has a form, send it. If not, no problem.
  3. On-site inspection I evaluate the four systems and document conditions with photos.
  4. Report delivery You get a clean, underwriting-friendly report with supporting images.
Best combo: If you are buying the home, consider bundling a full home inspection. A 4-Point can satisfy insurance, but it does not cover everything you should know about the property.

Important limitations (read this once)

A 4-Point Inspection is a limited inspection intended for insurance underwriting purposes only. It is non-invasive and based on visible conditions at the time of inspection.

  • No destructive testing
  • No code compliance determination
  • No guarantee of future performance
  • No guarantee of insurability
  • Findings are limited to what is visible and accessible
If I see something that needs deeper evaluation, I will recommend the appropriate next step (licensed contractor, specialist, or additional inspection).

4-Point Inspection FAQ

Short answers. No confusion. If your agent is asking for something weird, message me and I will adapt the format.

No. A 4-Point is a limited inspection of Roof, Electrical, Plumbing, and HVAC for insurance underwriting. A full home inspection covers many more systems and is designed for buyer decision-making.

No. Insurance underwriting decisions are made by the insurance company. I document observed conditions and provide clear photos and notes.

If your insurer has a specific form, send it. Also make sure the home has safe access to the electrical panel, HVAC equipment, and the attic access (if applicable). I can only report on accessible areas.

Typically very fast since the scope is limited. If you have a deadline, tell me up front so I can schedule accordingly.

Yes, and it is often the smartest move if you are buying the home. Insurance gets what they need, and you get a full picture of the property’s condition.
