Welcome to Inside the Box Home Inspections LLC (“we,” “us,” or “our”). By using this website, scheduling an inspection, or requesting services, you agree to the terms below. We try to keep this simple and fair for everyone.

SMS Terms

1. Our Role

Inside the Box Home Inspections provides residential property inspections and ancillary testing (such as radon, mold, water, well, septic, etc.).
We provide professional opinions and observations based on the conditions visible and accessible at the time of inspection.
We don’t perform engineering, code compliance verification, or destructive testing unless stated otherwise.


2. Scheduling & Payment

  • A confirmed booking secures your time slot.
  • Payment is due by or at the time of inspection unless other arrangements are made in writing.
  • We accept major payment methods as listed during booking.
  • Missed appointments, late cancellations, or denied access may be subject to a fee.

3. Cancellations & Refunds

We understand things come up.
If you need to cancel, contact us at [email protected] or (810) 882-1671 as soon as possible.
Refunds are handled case by case, but generally:

  • Full refund if canceled 24 hours or more in advance.
  • Partial refund (minus travel or prep fees) if canceled same day.
  • No refund if the inspector arrives on-site and access is denied.

4. Reports & Findings

Our reports represent the condition of the property at the time of inspection only.
Things can and do change — leaks start, systems fail, owners make repairs.
Our goal is to give you an honest, unbiased snapshot so you can make informed decisions.

We do not guarantee future performance or life expectancy of systems, components, or structures.


5. Liability Limitations

To keep inspections affordable, our maximum liability is limited to the cost of the inspection fee paid.
We are not responsible for indirect, incidental, or consequential damages arising from inspection results, missed defects, or later discoveries.

That said, if we ever make an obvious mistake, we’ll own it and make it right within reason.


6. Ancillary Services

Optional add-ons (radon, mold, water, well, septic, etc.) may involve third-party labs or analysis partners.
We handle the logistics and delivery, but lab results are subject to the lab’s accuracy, handling, and turnaround times.
Re-tests due to lab or sampling errors on our part are always free.


7. Website Use

By using this website, you agree not to:

  • Attempt to hack, damage, or misuse the site.
  • Copy or redistribute website content or images without permission.
  • Submit fake contact requests or spam forms.

We reserve the right to refuse service or block abusive activity.


8. Intellectual Property

All text, logos, images, and materials on this site are property of Inside the Box Home Inspections LLC and may not be used or reproduced without written consent.


9. Policy Updates

We may tweak these terms occasionally. If we do, we’ll update the date at the top of this page. Continued use of our site or services means you agree to the most current version.
