Home Inspection FAQ
First time hiring a home inspector? You’re not alone. Below are clear, straight answers to the questions buyers ask before trusting someone with the biggest purchase of their life.
A home inspection is a visual, non-invasive evaluation of a home’s major systems and structure. I inspect the roof, foundation, plumbing, electrical, HVAC, attic, crawlspace, safety concerns, and everything in between. My job is to show you the reality of the house, not sugarcoat it, so you don’t get blindsided after closing.
Most inspections take between 2.5 and 4 hours depending on the size, age, and complexity of the home. Older homes, larger homes, and anything with a crawlspace or complex systems will take longer. I do not rush. Rushed inspections miss things, and missed things cost you money.
Yes. Weekend home inspections are available and popular for buyers with tight schedules. Availability can fill quickly, so booking early is your best move.
You can schedule your home inspection online through my booking page in just a few minutes. The system is mobile-friendly, shows real availability, and locks in your appointment without phone tag.
A standard home inspection includes a thorough evaluation of the roof, exterior, foundation, structure, plumbing, electrical systems, HVAC, attic, crawlspace or basement, and visible safety concerns. If I can safely access it, it gets inspected. If I can’t, I explain why and what your options are.
Expect a detailed, methodical inspection with clear explanations along the way. You’re welcome to attend and ask questions. I’ll explain what matters, what doesn’t, what’s urgent, and what can wait. No pressure, no scare tactics, just clarity.
You can walk through a home yourself, but a professional inspection goes far beyond what most buyers can see. Specialized tools, experience, access to risky areas, and an unbiased eye catch issues that DIY inspections routinely miss. The cost of an inspection is small compared to the cost of missing a major problem.
Absolutely. New and flipped homes often hide problems behind clean finishes. Missing insulation, improper venting, wiring issues, and plumbing shortcuts are common. I inspect every home as if it’s trying to fool you.
You get an inspector who passed the National Home Inspector Exam, which is rare in Michigan. You also get modern tools, clear communication, same-day clarity, and a $100 late guarantee because your time matters. I don’t rush through houses like a drive-through.
Your report is digital, photo-heavy, and easy to understand. It’s mobile-friendly, downloadable as a PDF, and organized by severity so you know what needs attention now versus later. No vague inspector jargon.
You. Not the seller. Not the agent. I work for the client paying for the inspection and provide unbiased findings so you can make an informed decision, even when the truth is inconvenient.
Yes. I offer radon testing, mold and indoor air quality sampling, water testing, well system evaluations, septic dye screening, sewer scope inspections, WDO inspections, pool and spa inspections, and more. These services go beyond what the eye can see and often save buyers thousands.
Pricing depends on the size, age, and complexity of the home, along with any add-on services. I am not the cheapest option and that’s intentional. Cheap inspections miss expensive problems. This business is built on thoroughness and value.
I serve Mid-Michigan including Genesee, Lapeer, Saginaw, Tuscola, Shiawassee, Oakland, Livingston, and surrounding areas. If you’re unsure whether you’re within range, ask. I’ll give you a straight answer.
