What we inspect
- Roof & attic: coverings, flashing, vents, gutters, insulation, ventilation, visible leaks or stains.
- Exterior & site: siding, trim, grading/drainage, decks/porches, steps/rails, exterior doors/windows.
- Structure: visible foundation and framing where accessible; signs of movement or moisture.
- Electrical: service, main panel, representative outlets/switches, GFCI/AFCI where expected.
- Plumbing: supply, drains/vents, water heater, functional flow, visible leaks, accessible shutoffs.
- HVAC: heating/cooling equipment, distribution, filters, normal controls, basic temperature splits.
- Interior: doors, windows, floors, walls, ceilings, stairs/rails, cabinets/counters.
- Kitchens & baths: fixtures, drains, ventilation, GFCI, caulk/grout condition, toilet stability/leaks.
- Fireplaces: visual firebox, damper, hearth, visible chimney components.
- Safety: smoke/CO alarms, egress where applicable, obvious electrical/combustion hazards.
What’s not included
Not a code inspection. Not a warranty. Not technically exhaustive.
- Invasive/destructive testing or hidden components.
- Engineering or specialized environmental analysis.
- Septic tank interiors, underground piping, private well water quality, mold lab analysis, sewer line interiors, pool/spa internals, or radon levels — unless added as services.
